There was trouble on the “Ranch,” a new residential resort on a beautiful lake just west of Fort Worth. The development appeared to be on its way to becoming an “all plans, no construction” sort of non-development. Everything was in place to create a wonderful community, except actual houses and residents. How to sell the Ranch but avoid the expense of building model homes on spec?
Surveying plats, plans and blueprints of the former working ranch, USFI determined that some sort of structure was absolutely essential to the successful marketing of the estates. Luckily, a small community center had been planned that could be constructed quickly. So, while the brochure that prospective buyers were given did feature the incredible vistas that the area has to offer, it also was able to give a sense of how a beautiful structure could enhance the site.
The strategy paid off: the development sold out in less than 18 months. The sales brochure was widely cited as a major contributor to that success, together with the signage, outdoor and advertising developed by USFI for the project. And all is peaceful out on the Ranch.
